Certified Professional Program - New Building - To construct a four-storey mixed-use building consisting 1st storey - 1 Retail unit (shell only) 2nd storey - 1 Health care office (shell) and residential amenity space 3rd and 4th storeys - four dwelling units all over one level of underground parking having vehicular access from Tupper Street. Separate tenant improvement permits are required for all shell tenant spaces. This permit has been reviewed under the 2014 Vancouver Building By-law (#10908). Building to be sprinklered to NFPA 13 requirements. The retail and office shell portions of the building are TIPs eligible at the time of construction. STAGED CONSTRUCTION Stage 1 - Excavation & Shoring - issued August 20, 2021 Stage 2 - Foundation to Grade - issued July 7, 2022 Stage 3 - Full Construction and Revision 1 to update general notes and concrete details - July 7, 2023 Revision 1: Addition of sink locations at Level 2 and related plumbing piping in Level 1. - issued November 1, 2023 Revision 2: Update drawings to match M/A DP-2023-00851. Scope of work includes revised floor layout on 2nd floor including indoor and outdoor amenity spaces, and revised elevations to match. -Change letters uploaded under "document" tab. Issued June 21, 2024 Revision #3 - Exterior and interior changes for 2nd floor - please see the architect's change letter for details (No energy change per the Architect). - issued on Dec. 13, 2024.
