Field Review - Addition / Alteration - Exterior alterations to remove the unauthorized plexi-glass roof, doors, and windows at the existing rear porch and to provide guardrails at 42" height at 3517 Commercial Street, and also to remove the unauthorized parking structure at the rear yard of this site, and to alter the front facade as per Board of Variance Appeal No. Z35040 for 3523 Commercial Street. This appeal was heard by the Board of Variance on March 29, 2017 and was ALLOWED, thereby granting permission and approval from the Board of Variance as required under Section 568(4)(a) of the Vancouver Charter to permit interior and exterior structural alterations to the existing non-conforming residential dwelling units at this existing commercial building located at 3523 Commercial Street (situated in the MC-1 District zone site), and subject to the following condition: (1) that the development shall otherwise otherwise comply with the requirements and regulations of the Zoning and Development By-law to the satisfaction of the Director of Planning. Structural Schedule B submitted by Jeff Allester, P.Eng., 604.228.0518. OK to propose new front facade elevation as per planner Ryan Dinh, May 10, 2017. OK for field review processing as per Howie Chow, May 10, 2017.
