Field Review - Addition / Alteration - Exterior alterations to the north, south and west elevations to repair water damage to the walls and roof of this existing multiple conversion dwelling building containing four dwelling units. Scope of work includes replace stucco on North Elevation with rainscreen stucco. Front deck/stair structure to be demolished for construction of scaffolding. Revision required to re-construct front deck and stairs. OK for exterior alterations to front elevation only (excluding entry/deck) per D. Lee, Dec 13, 2016. OK for field review as per S Dugaro, Dec.13, 2016 Schedules submitted: A/B/D-1 (Bldg Envelope) by Brenda Shaw, P.Eng, 604-929-9693 B (Structural) by R. Andrew Gray, P.Eng, 604-319-3503 Notes: 1. Arbourist supervision is required during deconstruction of existing deck/stair structure in North front yard. Existing Concrete and wood retaining walls supporting soil around tree are to remain. 2.Revised arbourist report required to be submitted at earliest opportunity after demolition of front deck structure. Report is to comment on existence and condition of tree roots under existing/demolished deck, and if the tree stability has been affected following demolition, and any other relevant information on the condition of the tree discovered following demolition. Report is to also comment on recommendations for future deck design. 3. Revisions may be required if exploration work requires additional changes to the front elevation of building. 4. Revision is required prior to re-constructing front deck and stairs. Structural, survey and architectural plans are required, as well as zoning, building code, landscaping and engineering approval. Encroachment agreement may be required. Arbourist is to submit a letter with revision confirming that proposed construction has been reviewed in accordance with recommendations as previously suggested by Arbourist following demolition, including revision to tree barrier plan as required.
