Scope of work includes: renovate main floor of house including kitchen and bathroom and install light tubes through roof.Work also includes remove planters on garage roof, and stairs leading to garage roof constructed without permit. Scope of work to include energy and building upgrades in accordance with Article 11.2.1.4 of the 2014 Vancouver Building By-law and as required by the District Building Inspector. This includes: air sealing as recommended in the Energuide Report, upgrade exposed exterior walls on main floor with R-14 insulation, remove existing fireplace and chimney, replace main floor windows with (U-value 1.4 min.) within same size openings, upgrade attic gable insulation to R-40 not exceeding R-43.
