Certified Professional Program - New Building - To construct a 4-storey Private Community Centre (Group A 2) with non-encapsulated mass timber consisting of: Level 1 - restaurant "Cafe/Wine bar (class 1 cooking operation ), art gallery with " Servery/Demonstration kitchen " ( Class 5 cooking operation) and Auditorium with 167 seats Level 2 - washrooms, mechanical rooms Level 3 - school ( Group A-2) Level 4 - school ( Group A2) and Class A Artist Studios ( Group A-2), all over one level of underground parking garage. Stage 1: (Excavation & Shoring) ISSUED: 22.Sept.2021 Stage 2 (Foundation to Grade - Structural only)26-Nov-ISSUED: 26.Nov.2021 Stage 3 - [Full Permit) ISSUED: 08-Apr-2022 NOTE: 1. The space called restaurant "Cafe/Winebar" is a subsidiary use to the Community Centre. This space is an ntegral part of the Community Centre and not be assigned a separate civic address. Lease Agreement requires restaurant to have the same operating hours as the Community Centre, and it shall be submitted at the future BP application. Alternatively, the new operator shall submit a letter to AHJ. 2. The ground floor of this building contains a “Servery/Demonstration Kitchen” (North side) is considered as a part of the entire Community Centre use with identical operating hours. This space is an ntegral part of the Community Centre and not be assigned a separate civic address. 3. The Theatre in this project is a Black Box theatre (this is not a Proscenium theatre and there is no proscenium opening). The design complies with 3.3.2.14.(1) & (2) only. Sentences 3.3.2.14. (3) to (6) do not apply per Barry Thorson, P. Eng, CP. refer to p.2 of the Code Report dated Apr.4,22. 4. Refer to AL-2021-00020 for Structural load and char analysis, typical structural connection details, and floor assembly schedule.
