- Certified Professional Program - New Building - To construct a new 4 storey residential building consisting of 20 dwelling units, all over a single level of below grade parking having access from W Woodstock Avenue. There are two blocks of buildings on this site (North and South) yet this will be treated as a single building since the lowest floor level of the North building is at the same level of the storage garage, there is only a 1.5 hour separation between the storage garage and the dwelling unit, the concrete podium slab will be constructed as a 2 h fire separation. This permit has been reviewed under the 2014 Vancouver Building By-law (#10908). Building to be sprinklered to NFPA 13R requirements. NOTE: This will be a Staged CP process Permit and the CP is Gordon Richards of Jensen Hughes. Stage 1 - Excavation and Shoring - issued September 21, 2022 Stage 2 - Full Construction - issued December 16, 2022 Revision 1 - To match DPMA DP-2023-00186, scope includes: 1) Removed underground parking interconnection to adjacent 146 W Woodstock property at level P1, instead providing single ramp for on-site inbound/outbound access, including the installation of a signal/warning light to direct traffic; 2) Removed pedestrian path between 128 W Woodstock and 146 W Woodstock properties and revised landscaping at grade; 3) Adjusted floor to floor heights, and increased overall height of the 4 storey Apartment building (by approx. 1’-5 1/2” to max 49.36 ft), including correction to previously issued building height calculations; 4) Adjusted interior unit layouts, FSR and excluded storage areas; 5) Changes to exterior elevations, including window locations, and dimensions of architectural fin wall features. 6) Electrical, Mechanical, and Structural drawings have updated to suit updated architectural layouts. Revision 1 drawings will replace all drawings issued at Stage 2. - issued February 21, 2024
