Field Review - Addition / Alteration - Interior alterations to provide residential improvements to this existing 3 storey, 1 family dwelling with secondary suite on the 1st floor, with 2 off-street parking spaces provided on compact gravel (1) and parking pad (1), having vehicular access off the lane. Exterior alterations to fill in 3 windows on the west elevation; fill in 1 window on the east elevation; remove 2 windows on the west elevation and replace with a smaller window; remove, replace and change window size of two windows on the north elevation; remove double doors on the south elevation and replace with new window; provide two landscape strips at the rear; and to rain screen the entire building envelope. Note: no spray foam permitted on the east elevation. Interior Scope of work includes replacement of a load-bearing wall by a new beam; smoke alarms and carbon monoxide detectors to comply with VBBL 2014; energy upgrade in accordance with Article 11.2.1.4 of the 2014 Vancouver Building By-law (Building envelope air sealing and upgrading attic insulation are required); and to Sprinkler the entire building to NFPA 13D standards. Addressing Note: 603 E 48th Av -1st Floor (secondary suite) 605 E 48th Av - 2nd & 3rd Floor (principal dwelling unit) 603 East 48th Avenue assigned to existing secondary suite, to be posted as shown on the approved plans and clearly visible from the suite prior to final inspection. This access must be provided & maintained at all times; the address must be posted to be visible from the street AND posted by the suite entry in accordance with the Building By-law. Note: there is no internal access between the secondary suite and the principal dwelling unit.
