Certified Professional Program - New Building - To construct a new 8-storey, mixed-use building (7 storey under the Zoning and Development By-law) consisting of: 1 st storey - retail and restaurant 2 nd to 7th storeys -offices 8 th storey - occupied roof deck and associated facilities all over two levels of underground parking having vehicular access from the lane. The proposed project includes retention and conservation of historic principle facades of heritage buildings at 151 and 157 Water Street and retention of the existing party wall along the property line to the west, and replacement of the remainder of both buildings with new construction. The new portion of exterior wall along the property line to the west shall be constructed in accordance with ULC-S101 requirements. The 2 hr. fire-rated Transparent Wall Panels (non-operable) must be maintained in accordance with manufacturer's requirements. No change for any reason of the fire rated transparent panels is allowed without a Building Permit. Arrangements for maintenance and/or future repairs shall be secured through a legal agreement. NOTE: This building is designed and constructed with post-tensioned concrete structure. Note: No build covenant(CA5778151, CA5778152) was registered against adjacent property at 165 Water St. to limit the height of any new construction or alteration at 165 Water St. not to exceed the height of existing building -15.3 meters. Note: A covenant CA6946327 was registered against the property at 165 Water St. to allow installation of encroachments ( washers, bolts) and seismic pins through the party wall from the west (165 Water St) to the east (155 water St.) to allow seismic upgrade to the heritage building located at 165 Water St. 27-Sep-2018- Stage 1(excavation and shoring) issued. 10-Dec-2018 - Stage 2 (full construction) issued. NOTE : Effective January 23, 2019 Gordon Richards assumed the responsibilities of CP on this project.
