- High Density Housing / Commercial - Addition / Alteration - Exterior and interior alterations to provide fire damage repair to part of an exterior wall of this existing 2 storey industrial building (medium hazard), to validate the existing mezzanine expansion and to add a new mechanical mezzanine in the north east corner (total new floor area is approximately 742 sq. ft.), plus new interior partitions for this existing Printing and Publishing with ancillary office tenant and to validate and reconfigure the parking and loading layout at the rear. Note: 1) Exterior alterations include infill of existing non-conforming unprotected openings at the West exterior exposing building face. 2) Fire damage occurred not within this building but at a building adjacent to the East exterior wall of 1421 E Pender St. That building at 1435 E Pender St has since been demolished. REVISION #1 (Apr. 6/20. B. Smith): Project costs have increased by $20,000.00 . Interior washroom & fixture elevations added to sheet A000. New enclosed exit stair added at West side of lower floor/upper floor. Storage room 106 changed from storage to universal toilet room. Lower floor mudroom 104 deleted. Storage room 105 changed to a new universal changing room. Central stair between floor levels changed from an exit to an unenclosed interconnecting stair + surrounding wall type changed to W1A. Minor changes to locations to lower floor corridor walls. Walls around upper floor offices are no longer rated. Upper floor exit lobby is changed to an open office area and no longer as exit. Main floor principle entry door now swings inward. Upper floor office 212 & adjacent corridor 213 are deleted. Interior wall of executive office 207 now has a glazed panel. Area of office 201 reduced due to new West exit stair enclosure. Upper floor enclosed office 201 deleted and is now part of an open office area. North wall of office 207 now moved South away from grid-line C.
