OK for field review as per Howie Chow, October 9, 2019. Scope of work: Main floor -remove a door and infill the existing opening -remove exterior partitions at existing attached carport -upgrade the primary heating system and domestic hot water system -remove existing fire place, interior walls and doors to reconfigure the kitchen, bathroom and laundry room -remove and replace plumbing fixtures in both bathrooms Upper floor -install new load-bearing wall at kitchen, and new lighting and flooring throughout -remove existing interior walls and doors to reconfigure kitchen, bathroom, and bedrooms -upgrade the existing windows, exterior walls and attic space Letter of Assurance submitted: Schedule (B) Structural by Shambhu Biswas, P.Eng., 604.250.8666 Note: 1) Building is not sprinklered. 2) Renovation Energy Upgrade Proposal provided by Doug Martin, AmeriSpec Inspection Services, 604.614.7985 3) Scope of work to include energy upgrade in accordance with Article 11.2.1.4 of the 2014 Vancouver Building By-law. Renovation Energy Upgrade Proposal to include: Building Air Sealing, Attic ceiling space to be upgraded to R40, Second floor Above Grade Walls to be upgraded to R-14 Batt, Attic Space to be upgrade to R40, Primary Heating System to be minimum 92% efficient and Domestic Hot Water System to be higher efficiency. Refer to REUP form for details. 4) Heat pump proposed in rear yard. 5) Mechanical units must conform to Vancouver Noise Control By-law No. 6555. 6) Mechanical units must be installed and maintained as per manufacturer’s recommendations. ***This work has been designed to VBBL 2014.***
