Low Density Housing - Addition / Alteration - Alteration to include adding secondary suite convert carport to garage. Board of Variance EXTENSION Approved - August 25th, 2020 Appeal No. Z35334 – 3428 Euclid Avenue An extension for another one-year (to obtain City permits) was considered by the Board of Variance on August 25th, 2020 and was ALLOWED, thereby granting relaxations of the Rear Yard, Floor Space Ratio, Site Coverage, Building Depth and External Design (Side Doors) regulations of the RS-1 District Schedule and approved interior and exterior alterations with a one-car attached garage (with a storage room) on the lower floor, a covered sundeck and a rear addition (Family Room with a Solarium) above the one-car garage on the main floor of the existing One-Family dwelling site with a proposed Secondary suite, subject to the following conditions: (1) that the existing unauthorized third (3rd) kitchen will be removed (this includes the removal of any kitchen cabinets and any overhead cabinets) as part of this development proposal (and cannot be built at anytime in the future) in accordance with the Board’s original decision on September 14th, 2018; (2) that the “side yard stairs” must be redesigned and/or re-built so that there is a minimum required setback for “fire-fighting access” (this is a safety code requirement); and (3) that the development shall otherwise comply with the requirements and regulations of the Zoning and Development By-law to the satisfaction of the Director of Planning. Notes: 1. Not required to sprinkler at this time since PV < 50% of calculated value of existing house. If a revision is proposed, sprinklers may be triggered.
