- High Density Housing / Commercial - New Building - To construct a new 4 storey building with medium hazard industrial occupancy (F2) at the lowest floor level (Level 1), and, shell office space (D) at levels 2, 3, and 4. Level 1 also includes a mezzanine. The building will be voluntarily constructed to Passive House standards but will not be certified. The 2019 VBBL applies to this application which has been reviewed during the 2020 Covid-19 pandemic. REVISION #1: (Sept. 20/21. B. Smith) Wall mounted TV added near elevator at ground floor corridor (displays building statistics & monitors information re: this CLT building for public education & information / promotion). Minor design changes to wood screen façade attachment at South end of the building (** Must not project beyond property line). On sheets A7.02 & A7.03 three enclosed dropped ceiling areas at Levels 2 and 3 are deleted. On sheet A2.01, A7.01 and A7.02 the elevator closet at the 4th floor no longer opens directly to Stair no. 1, and, there is a new vestibule between the Stair and the elevator closet (door schedule on A0.20 adjusted to include doors D402.1 & D402.2). Section of concrete block wall added at mezzanine & ground floor to separate Stair No. 4 from adjacent floor areas. A2.00 has revised ground floor location of door from corridor into F2 suite via extension of corridor where door from stair No. 1 opens to corridor. A2.00 now has reduced size of mechanical room near ground floor lower landing of Stair No. 4. Minor changes to reflected ceiling plans.
