Certified Professional Program - New Building - To construct a five-storey (four floors with mezzanine under Development and Zoning Bylaw) mixed-use building consisting: 1st and 2nd storeys - Manufacturing use (shell) 3rd to 5th storeys - Office use (shell) all over two levels of underground parking having vehicular access from the lane. End of trip facilities provided on level P1. Washrooms are only provided on 3rd storey, rough-ins are provided on 1st, 4th and 5th storeys. Future tenant improvements permits shall provide plumbing facilities based on occupant load and occupancy. No Commercial Kitchen Exhaust was provided nor proposed in DP. Future installation of commercial kitchen exhaust is subject to Planning review and must conform to NFPA 96. Separate tenant improvement permits are required for all tenant shell spaces.
