High Density Housing / Commercial - Addition / Alteration - Building Envelope Repair, Exterior alterations only to remove and replace all balcony doors and windows, replace existing guardrails and deck membrane, replace existing waterproofing with new waterproofing on walls, remove and reinstall wall & roof repair and install new cladding, Hardie Hz5 (non-combustible) for this existing Multiple Dwelling building on this site. Scope of work includes: - Replacing existing stucco cladding with new white hardi panels (HZ5 - non-combustible) - Replacing guardrails with black colored 42" aluminum guardrail, - Where necessary, reinstall insulation and replace and repair rotted wood frame, adjust exhaust fans and ducts. All unapproved covers over the roof decks, balcony and patio at this building to be removed. Note: OK to process as DB for exterior alterations as per Hamid Shayan, September 22, 2020. Building Review Branch Note: - Related to canceled DB-2017-05270 - All new cladding are to be Hardie Panel HZ5 as per CCMC report. - Fire resistance rating of exterior wall shall be maintained, East and West elevation exterior wall should have 1 hr FRR. - Roof covering classification is Class C - see document tab. * Reviewed as per VBBL 2019 and during 2020 Pandemic Crisis.
