This existing 2 storey plus basement commercial building will be occupied by a single tenant (Royal Kayden Art Centre) as per a Letter of Operation submitted with this permit application. NOTE: Appeal no. Z35802 was heard and allowed by the Board of Variance on April 6, 2021 in regards to permitting the existing non-conforming use of School for Arts and Self-Improvement for a Dance Studio. PROPOSED OCCUPANT LOAD = 106. ** The 2019 VBBL applies to this permit application which has been reviewed during the Covid-19 pandemic. ** NOTE: Applicant has been informed that the overhead doors of the storage garage must remain open at all times that the building is occupied.
