High Density Housing / Commercial - Addition / Alteration - BP Related to DP-2021-00428 Interior and exterior alterations and change the use of approximately 7,160 square feet from Bakery Products Manufacturing with Ancillary Office to Work Shop (Group F2; Mechanical Electrical Plumbing Contractor) with ancillary Office and Voluntary Structural S3 Upgrade to this existing 2-storey industrial building. Scope of work includes installation of new foundation and new concrete slab on south side of the building, new corrugated metal cladding at façade, and two new rooftop units and two new gooseneck vents on the roof, removal of east service overhead door, and replacement of northeast exterior exit stairs, south windows and west interior stairs. Sch A, Arch B, Stru B, Mech B, Plmb B, Elec B, & Sch D are submitted. Tenant: Somatic HVAC (Single tenant building) Occupant Load = Max 50 persons ******REVIEWED UNDER THE PROVISIONS OF VBBL 2019******** Building Review Notes: - Occupant load is based on washroom capacity. Permanent signage shall be posed in a conspicuous location. - The alterations is designed in accordance with Part 3. - Skylights shall conform to VBBL 3.3.7.2. - Any structural changes deviated from the issued permit drawing require a revision to this permit. - Exit stair/landing shall not be used as storage or for service as per VBBL 3.4.4.4. - The toilet shall be equipped with a seat lid or other back support as per VBBL 3.8.3.13.(1)(c). REVISION #1 (Aug 04, 2023) - Related to M/A DP-2023-00007. Extensive changes including exterior work.
