High Density Housing / Commercial - Addition / Alteration - Exterior and interior alterations for this existing 5 storey multiple-dwelling building (SRA) on the site. Scope of work: - Installation of new rainscreen system on all elevations except the east and west elevations adjacent to the property lines, and the stairwells at northwest corner and southeast corner. - Replacing all windows and exterior doors. - Installation of new solar tubes on the lower roof on the ground level (2nd storey) - Renovating common bathrooms located on the basement level (1st storey) and main floor (2nd storey) - Replacing SBS roofing system and rooftop MUA unit - Replacing mechanical exhaust ventilation with controls for all bathrooms and kitchens - Updating exterior lighting * Reviewed under VBBL 2019 * Revision#1 - Apr 5/23 - J. Chen Revise wall assembly EW1 to - substitute wood strapping with thermally broken girt & clip system - remove existing insulation and vapour retarder, and replace with spray polyurethane foam insulation. - remediate existing steel stud framing Revision#2 - Jun 1/23 - J. Chen - Change Building Envelope Engineer (building envelope). Schedule B and D are replaced. - Increase parapet height (10”) on all elevations to accommodate added roof insulation. Revision #3 - Jan 8/24 - J. Chen - Change Applicant - Change CRP and BEP. Schedule A, B - Arch, Mech & Elec and Schedule D are replaced. - Renovate the common washroom/shower and staff washroom in the basement and ground floor.
