High Density Housing / Commercial - Addition / Alteration - Exterior alterations for building envelope remediation, structural remediation including seismic upgrades and mechanical upgrades on this 3 storey, over 1 level of underground parking having vehicular access from East 7th Ave, multiple dwelling building (Group C) Scope of building envelope work includes: Exterior cladding replacement with rain screen assembly, window replacement for all units, SBS roof replacement, new guardrails and railings throughout site, new interface detailing and tie-in details, rainwater management, rehabilitation of the concrete slab, improvements of exterior lighting, improvement of site landscaping for tenant use, determine the condition of the sanitary waste piping and perimeter drainage piping and replace and/or upgrade as necessary. Structural remediation includes: seismic upgrades, replacement of decayed framing members due to water ingress, and repairs/upgrades to parking garage. Mechanical upgrades include: mechanical exhaust ventilation with controls (including bathrooms and kitchens), and two new roof top units.
