High Density Housing / Commercial - Addition / Alteration - Interior/Exterior Alterations - To this existing 2-storey theatre (Group A1) connected to the Public Market (1689 Johnston St) at Grandville Island. The scope of work includes: - Renovating the existing washrooms from gender-specific washrooms to one Gender Neutral Washroom complies with 3.7.2.11 - Replacement of existing exterior windows on the North elevation of the first storey with new exterior door and sidelights to allow for exterior access to the Gender Neutral Washroom. - Installation of a new interior access door to the Public Market through the existing demising wall having 2-HR fire-resistance rating. A hold-open device will be installed to release the door upon a signal from a smoke detector connected to fire alarm system. - Installation of new exterior windows on the North elevation of the second storey to improve visibility and daylight. - Installation of new supply air fan unit within beam pocket in the stairway. - Voluntary structural upgrades include new beams, columns and footings. Building Review Branch Notes: - Cleared for DB by Jeevan Bal on May 10, 2022. - Code report provided by LMDG, file 20-284 dated March 1st, 2022 Carlito T. Cabahug, P.Eng, CP. - All existing theater washrooms are replaced by Gender Neutral Washroom as approved by CBO. - Existing building is combustible construction and fully-sprinklered. - This building will be connected to Public Market building by a door having hold-open device and a single fire alarm system shall serve all occupancies. Existing FAS to be reviewed and upgraded to perform as a single system. Location of hold open device to comply with CAN/ULC-S524. - Ceiling to be upgraded to 2-hr FRR as per 3.2.2.20 where it will be affected by scope of work to install HVAC, sprinkler and other services. *** Reviewed under the VBBL 2019 ***
