Description

Certified Professional Program - New Building - To raise the grade to achieve 4.6 m. flood construction level and to construct a new noncombustible industrial building (Building 1 - North) containing 11 two-level industrial strata units (shell). Three industrial building are proposed on this site (Building 1, Building 2 and Building 3). Total number of warehouse shell units on this site is 25. NOTE - all units will be provided with universal washroom at the TI application stage. Related to BP-2021-03085 (Building 2) and BP-2021-03086 (Building 3). Each suite in Building 1 - North contains 2 levels: 1st Leve l- warehouse and office space (shell) 2nd Level- ancillary office (shell) NOTE: It is PROHIBITTED to divide the 2-storey warehouse units with ancillary office at Level 2 into two suites up and down, because the second floor is not accessible. The upper storey is permitted to contain only facilities that are also contained on the accessible storey; therefore, an office space at Level 1 shall be provided; refer to 3.8.2.1.(1) (f). Letter of Commitment by the owner is on file. All fees for the entire development on this site applied against this permit. This BP application was processed under the VBBL 2019. Note: All plans and documents for the entire development ( Bldg 1, Bldg 2 & Bldg 3) on this site were uploaded under the main permit - BP-2021-01262. 09-Feb-2022 - Stage I (on Site Grading) issued. 13-May-2022 - Stage II (Full Permit) issued. 23-Mar-2023 ; BP Revision #1 issued. Changes to Buildings 2 and 3 only. Project description updated to reflect reduced number of units in Building 3. Refer to BP-2021-03085 (Building 2) & BP-2021-03086 (Building 3) for detailed description of changes.
