The building is constructed with combustible construction as allowed per Article 3.2.2.79 of the VBBL, and the roof and its support is of heavy timber construction as permitted by Article 3.2.2.16 of the VBBL. The building consists of mechanical rooms for the new natural gas fueled and electrical boilers, emergency generator, control rooms, storages, and washrooms. Note: This site ( 19.2, 3585 Sawmill Crescent) contains secant pipe cut-off wall that protects the adjacent site (19.1, 3565 Sawmill Crescent). A Secant pile easement agreement shall be fully registered against title to new Parcel 19.2, for the benefit of new Parcel 19.1. prior to the earlier of: (i) issuance of a Stage 1 building permit for the development to be located on Parcel 19.1; or (ii) issuance of an Occupancy permit for the development to be located on Parcel 19.2 (the River District Energy Centre).
