High Density Housing / Commercial - Addition / Alteration - Scope of work is for SHELL only and CHANGE OF MAJOR OCCUPANCY. Exterior and Interior alterations to divide the existing Retail suite (Group E) with the subsidiary occupancy of office (Group D) on the second storey into 2 tenant spaces and change the major occupancy of the east unit into Restaurant (Group A-2) in this existing 2 storey commercial building on this site. Scope of work includes: Exterior alteration to the building entrance on Smithe Street for new CRU. OK for DB as per S. Patterson on March 3, 2023 This is considered a minor renovation and small suite change of major occupancy under the condition a TI with an occupant load less than 60 persons is applied for prior to issuance of the shell permit and must be issued prior to the completion of the shell permit. Upgrade triggers F1, S2, N1, A2 required. Schedule B (Architectural) and Schedule D; Ted Murray Architect, AIBC (604.836.8350) provided for this project. Building Review Notes: 1. This permit has been reviewed under the requirements of the VBBL #12511 (2019) 2. This permit for SHELL only. Separate permit required for the tenant fit-out to the shell office space. 3. Separate Sign Permit is required for the new signage. 4. Separate Awning Permit is required for the new awning. 4. The occupant load for the new Group A-2 not to exceed 60 persons.
