Field Review - Addition / Alteration - CF-2022-000487 To alter the exterior and interior of this existing unsprinklered two-storey building and to change the use from one-family dwelling to one-family dwelling with secondary suite. Scope of work includes: renovation to the kitchen, master bedroom closet, washer/dryer and bathrooms and removing interior walls on the upper floor, and renovation of the main floor to provide the a suite, and converting the carport to an attached garage at the rear elevation. Includes infilling a window on the west elevation and door on the east elevation and adding a new door to the secondary suite at the rear. Relocation of plumbing fixtures and addition of 2 fixtures (a 3-pc washroom changing into a 5-pc washroom), and a second set of washer/dryer. Cover at front entrance and new guards at front balcony to be validated. Over height fences (pergolas) and arbour encroachment to be removed. Scope of work to include energy upgrade in accordance with Article 11.2.1.4 of the 2019 Vancouver Building By-law and as per the Energy Efficiency Upgrade Details noted in the Energuide Report. * Selected Upgrades: EV charger, remove fuel based fireplace, bathroom exhaust fans on timers or humidistat & install smart home thermostat, air sealing, upgrade attic insulation. - Install interconnected, hardwired, 120 volt smoke alarms with battery back-up and silencing feature, in each sleeping unit and within 5m outside each sleeping areas on each storey as per Building Bylaw 9.10.19. - Install Carbon Monoxide Alarm as per Building By-Law 9.32.4.2.
