Description

High Density Housing / Commercial - Addition / Alteration - Interior and exterior alterations to this Restaurant - Class 1 tenant on the 2nd storey of the existing mixed-use (Residential/Restaurant) building. Scope of work includes providing interior fit-out and installing Class 1 cooking operation. Exterior scope includes relocating exterior doors and changing exterior glazing facing the lane. Building Review Notes: - Proposed occupant load is 386 persons (235 interior, 88 patio and 63 staff). Maximum occupant load is 350 seats plus staff. - See BP-2023- 00853 for Change of Major Occupancy/Use from Office to Restaurant - Class 1 (shell) and installation of exhaust fans on roof top by the landlord. - See BP-2023-04471 for enclosed outdoor seating area. Mechanical Review Notes: 1. Class 1 cooking operations (Grease-Laden Vapours). 2. Commercial kitchen exhaust system to NFPA 96 (Type 1 hood). 3. Seven Type 1 hoods proposed Environmental Review Notes: - Proposed in-series grease interceptor design under PP-2023-02940 (by landlord) was accepted on a temporary bases. A revised acceptable design to be submitted for review within 6 months of this permit issuance. - See letters provided by landlord and its mechanical engineer. *** Reviewed under the VBBL 2019 *** Revision #1, Jan 14, 2025 - J. Chen • Update exit signage type/detail/location on the egress plan. • Update floor layout based on site conditions, minor changes including: - correcting shaft location/dimensions, - adding decorative walls, - indicating the location of fire extinguisher, - updating staff washroom men’s accessible stall dimensions and - changing both woman/man accessible stalls from divider panel to solid wall. • Change grease interceptor from one 400 GPM to two 200 GPM; update layout in the parkade level.
