Low Density Housing - Addition / Alteration - 3476 Bella-Vista St Addition/Alterations to this existing one family dwelling. Scope of work to include remove rear deck and carport and replace with smaller deck, construction of garage, reconstruction of front porch, relocation of front entrance door, replacement of low performance windows on side of house with new high performance windows, removal of concrete path around house, landscaping including new permeable pavers around house and rear yard and removal of stucco siding, replace with board and batten above and shingles on front dormer. scope of work: remove rear deck and carport and replace with balcony, staircase. add garage in rear yard with access from lane Note: Green Roof shall be designed in accordance with VBBL 3.1.14.4. requirement Structural/Geotechnical Schedule B submitted by Jeff Allester, P. Eng. - 604.228.0518 Revision #2: Value of work: 20,000; Total Project Value = 150,000 + 20,000 = 170,000 Replace all windows, deck extension with additional structure, foundation support beam extension and removal of 2 support columns, reconstruction of framing members, and ledger notes. Details for New exterior underpinning, garage, and reconstructed structure connections. Revision #3: Green roof detail added. No increase in work value. SchB Julio Reynel-Gracia note: - Roof drainage to drain tile - Door when open and/or eaves or other appendages shall not project beyond any property line. Accessory buildings shall be located in the rear yard and may not occupy more than 80% of the width of the site. All debris shall be cleared and the site levelled to the satisfaction of the City Building Inspector. Work under this permit may not proceed beyond the excavation and construction of foundation forms until the permit been marked "plans accepted" and countersigned by the City Building Inspector on the "Building Permit Inspection Approval Record". It is the applicant's responsibility to contact the Inspector.
