High Density Housing / Commercial - Addition / Alteration - Interior alteration: Interior alteration to combine 2 retail units (170 and 176 E. 2nd Av.) into one unit and a change of major occupancy from retail (group E) to restaurant (group A2) for the 1st T.I. of this existing mixed use high rise building on this site. Note: Retaining address 176 E. 2nd Av. Building Review Branch Notes: 1) Total proposed Occupant load is 28 seats + 7 staffs = 35 Persons. 2) A permanent sign indicating the above proposed occupant load shall be posted in a conspicuous location near the suite's principal entrance. 3) Separate permit will be required for any changes to the interior seating. 4) Separate permit is required for outdoor patio seating. Additional washroom may be required. Note: Sprinkler commitment letters rcvd. Mechanical Review Notes: 1. Class 1 cooking operations (Grease-Laden Vapours). 2. Commercial kitchen exhaust systems to NFPA 96 (Type 1 hood). Revision No.1 Dec. 17, 2023 1. Booth seats and bar seats are changed to combination of bench seats and non-fixed seats, except the 6 seat tabled booth; it’s to remain. The total number of seats remain the same as in the originally approved BP, and the total occupant load remain the same. 2. Cooking equipments under the commercial grease hood is changed to facilitate desired cooking operation by the restaurant’s chef; - 1 of 2 gas rice cookers is removed - Grill is removed - A worktable and a larger Griddle is proposed and relocated next to deep fryers - Stock burner is added 3. 4 Under counter coolers labelled as “12” are down sized to accommodate operation of sushi & nigiri making machines including a nigiri maker, a rice sheet maker, a cut roll, a roll machine. Note: "This permit has been reviewed under the provision of Vancouver Building By-law 2019 (#12511)."
