Description

Certified Professional Program - New Building - To construct a 31-storey mixed-use building with 256 residential units, retail space on the first floor, assembly spaces in the 1st and 2nd storey, all located above a 4 level below grade parkade. This building is pre-designed to accommodate the future Arbutus and Broadway Skytrain station of the Broadway Subway Project. The station entrance will be off Broadway and will protrude into the structure of the new building on total of 3 levels (Levels P2, P1 and Level1). The future Translink Station (separate air space parcel) is separated with a 4 hr. firewall from the reminder of the building, and will have an initial use as a CRU (shell) at the ground level and a storage use for tenants at P2. The P1 level is open to below level P2. Note: The applicant provided a signed and sealed Memo to respond to the following questions: 1. Reliance on Arbutus Greenway Designation as a Street ( Land Tittle Search enclosed) 2. Clarification on Structural Criteria for Translink Air Space - Normal Category ( the same criteria was accepted for for the Broadway & Granville Station (2488 Granville St, BP-2020-01172) Notes: This Permit was processed under the VBBL 2019. Radio antenna system is required. 20-Mar-2026 - Stage 1 (E & S) issued. Revision 1 - In Review To address engineering condition: under no condition can any construction (shoring and excavation) begin until we receive the official consent letter from the Province. The street use permit on hold.
