- High Density Housing / Commercial - Addition / Alteration - Building Permit for DP-2019-01003, DP-2023-00693, DP-2025-00327 & CF-2018-006391 Interior and exterior alterations including the addition of two enclosed balconies (new solarium) at Unit #201 and Unit #301 and reconfiguration of the existing six dwelling units on the second and third storey in this existing 3-storey + basement mixed-use building on this site. Scope of work includes structural upgrades including new pad footings; re-piping; replacement of windows, drywall, insulation in all exterior walls and spray foam insulation in the roof and legalization of building envelope repair work done without permit; installation of a new shower stall to Units #201, #203, #301, & #303; installation of 7 new rooftop exhausts; and installation of a new electrical room at the rear of the first storey, a new sprinkler room in the basement, and new fire alarm devices. Sch A, Arch B, Stru B, Mech B, Plmb B, Elec B, Geotech B, & Sch D are submitted. Building to be sprinklered to NFPA 13 with fast-response sprinklers as per AL-2023-00052. Exterior sprinkler system proposed as per AL-2023-00050. Two NECB energy checklists are submitted for addition and alterations, and Energy Checklist for Alterations to Residential Suites for each dwelling unit. Related to AL-2023-00050, AL-2023-00051, & AL-2023-00050. ******THIS PERMIT HAS BEEN ISSUED UNDER THE REQUIREMENTS OF VBBL 2019******** Building Review Branch Notes: - F2, S2, N3, A3, & E4 upgrades are required. Any structural design change requires a revision to this BP. - All new windows and doors shall conform to VBBL 5.9.2. - Window replacement must not enlarge the existing size of openings. - FDC should not project into the city property. - Guards & handrails at the existing rear exit stairs shall be upgraded to District Building Inspector's satisfaction.
