High Density Housing / Commercial - Addition / Alteration - Building Envelope Repairs - to replace all exterior cladding, windows and doors, and wood siding to fiber-cement siding for this three-storey multiple dwelling building on the site. Scope of Work: - Replacement of wood cladding with fiber-cement siding - Replacement of exterior windows and sliding doors - Replacement of balcony membranes and roofing membranes - Replacement of wood guardrails with aluminum guardrails with glass infill panels. - Removal of balcony enclosures at suite #202 and #302. Building Review Branch Notes: - Okay for DB per S. Dugaro. - Can't use transparent glass panel for guardrails per Ji-Taek Park. - Schedule B - Architectural & Structural provided. Schedule D1 provided. Landscape Review Notes: - No work may be done within 1.0 meters of the critical root zone of any protected tree unless an ISA Certified Arborist is in attendance to supervise. Work includes demolition, excavation, construction and landscaping. - All Site work supervised by the arborist shall be documented in a post -construction arborist report and submitted to the director of planning in a timely manner - No tree removals authorized. Only the three undersized trees indicated on the plans are allowed to be removed and replaced. - Scaffolding and staging to be set back away from trees. - Contractor is responsible for tree protection. - Any planted areas shall be maintained in good condition or made good as needed. - Any necessary pruning of trees or vegetation to be done by a certified arborist. - No heavy machinery or storage of materials or equipment permitted under the dripline of any street trees. Any damage will be the responsibility of the owner/ contractor.
