- I purchased this building from Chalice Canada(charity) as a owner-occupied investment property. The layout on the bottom floor needs to be changed into 3 separate rental suites with their own entrances. Currently all tenants share large portions of common area and one main entrance and there are no occupancy permits issued as there are no defined suites. The new plan for the lower floor will maximize rentable square footage and bring everything up to code for occupancy permits. These minor renovations do not consist of any plumbing, major electrical or other mechanical work. There are just new partitions and doors being added. The upper floor level we will be removing some walls to open the space up and adding glass partitions as well as making our bathroom barrier free. This will only affect the suite designated for Exit Realty. We will also be doing flooring and painting. There are no plumbing(other than new fixtures in the BF bathroom) or mechanical changes. We do have to move a couple of secondary electrical breaker panels to a new wall location.
