High Density Housing / Commercial - Addition / Alteration - Interior and exterior alterations and a change of major occupancy to this existing 2 storey + basement building. The most recent approved use was as a limited food service/retail "E" occupancy (OC431881) which will now become a single tenant martial arts fitness centre "A2" occupancy which will also include a small juice bar at part of the front of the main floor level. Exterior alterations include new folding glazed panels at the street facade. Reviewed under the 2014 VBBL. The site 276 E Pender is a protected heritage property. Alterations to the exterior of the heritage building requires a Heritage Alteration Permit issued with the approval of the Director of Planning. We support the attached stamped application and ask that you process it with the wording: 1. to replace the current storefront with sliding bi-fold doors and a distinct main entrance at the west end of the store front, and to repair the existing cladding and finishes where necessary. Thew items described under item no. 1 above, authorized under permit DB-2019-04754 including conditions and plans forming part thereof, are approved under the Heritage By-Law and this Development/Building permit also constitutes a Heritage Alteration Permit. Revision #1 - Interior layout changes to the basement 1st and 2nd floors and changing the swing of the storefront bi-fold doors to in-swing.
